Your rates, one denominator at a time

Read the unit on each box before typing. Foundation and roof are per square foot of footprint; walls are per square foot of wall; finish is per square foot of floor.

Footings go 12 in down at minimum and 6 in thick — IRC R403.1.4 — footings bear at least 12 in below undisturbed ground, and below the frost line wherever that is deeper. IRC Table R301.2 leaves the frost depth blank for your jurisdiction to fill in, which is why the same slab costs differently in two states.

How to estimate a home addition without a blended rate

Three measurements, three units, and the joint everyone forgets to price.

  1. Give the footprint, the stories and the run against the house

    The footprint drives the excavation, the footings and the roof. The story count multiplies the floor area and the interior finish but not those two. The third measurement is the one that is usually skipped: the length of the addition that abuts the existing house buys no siding and no windows, so it comes off the perimeter before the wall area is worked out, and it is the length the roof tie-in is priced along instead.

  2. Price each block in the unit written on its own box

    Foundation and roof take a rate per square foot of footprint. The envelope takes a rate per square foot of wall, which the page has already computed from the perimeter, the wall height and the story count. Floor framing, interior finish and services take a rate per square foot of floor. Mixing those three denominators up is precisely the error a single blended rate encodes, so the units are stated on every field.

  3. Add the tie-in lines and the soft-cost percentages last

    Work down the seven tie-in rows — flashing, the wall opening, matched siding, replacement windows, ductwork, the service and leveling the floors — then enter what your designer, your building department and your builder charge as percentages of construction. Those three start at zero because they are three unrelated markets. The result gives two rates: what the box costs per square foot and what the project costs per square foot, with the difference named.

Frequently asked questions

Why does a two-story addition cost less per square foot than a single-story one?

Because the second story shares the two most expensive square feet in the project. A footing and a roof are bought by the footprint, so stacking a second floor on the same footprint doubles the floor area while leaving the excavation, the concrete, the rafters and the covering exactly where they were. What does double is the framing, the finish, the services and the exterior wall. That is why the calculator refuses to price the foundation and the roof on floor area — doing so is the single reason blended rates misprice a two-story job.

What does tying into the existing house actually cover?

Seven distinct pieces of work, and none of them is inside a builder's per-square-foot rate. Where the new roof meets the old there is a valley or a step-flashed junction. The existing exterior wall has to be opened, which means shoring and a header sized for what is above it. Siding that is fifteen years old cannot be patched to match, so an elevation gets re-clad. Windows next to the new ones start to look wrong. The furnace and the panel may not carry the extra load. And two structures built decades apart do not meet flat, so the floors need leveling at the threshold.

Is the foundation priced on the floor area or the footprint?

On the footprint, always. A crawl space under a two-story addition is the same crawl space it would be under a one-story one, and the excavation, footings and stem walls do not know what is stacked above them. Footings themselves have a floor set by code: IRC R403.1.4 requires bearing at least 12 inches below undisturbed ground and below the frost line where that is deeper, with a minimum thickness of 6 inches under R403.1.1. IRC Table R301.2 leaves the frost depth for your jurisdiction to fill in, which is exactly why the same slab detail costs differently two states apart.

Will the existing furnace and electrical panel carry the addition?

That is a calculation, not a guess, and both calculations are named in code. IRC M1401.3 sends heating and cooling equipment selection to an ACCA Manual S process based on a Manual J load calculation, not to a rule of thumb about square feet per ton — a well-insulated addition with good glazing can need less capacity than an old room half its size. On the electrical side, NEC Article 220 sets out the service load calculation that decides whether your existing service still covers the house plus what you are adding. Both of those lines are on the tie-in list precisely because they are so often assumed away.

Does the new roof have to match the pitch of the existing one?

Structurally no, visually almost always, and practically it decides the tie-in detail. A matched slope produces a clean valley; a shallower new roof running into a steeper old one produces a saddle and a flashing detail that leaks if it is got wrong. The slope also sets how much roof surface sits over a given footprint, which is not a small factor: a 12-in-12 roof carries about 41 percent more surface than the footprint beneath it, and a 4-in-12 only 5 percent more. Measure the existing rise over a 12 inch run before the new roof is drawn, because the covering is bought on the sloped area rather than the plan area.

How much of the perimeter is not new exterior wall?

Whatever length runs against the existing house, and the page subtracts it before computing the wall area. On a 24 by 16 foot addition attached along its 16 foot side, the perimeter is 80 feet but only 64 of those get sheathing, insulation, windows and siding. Sixteen feet get flashing, a header and a patch instead. Pricing the whole perimeter as new wall inflates the envelope by a fifth on that geometry, and pricing none of it at all misses the most failure-prone joint in the project.

Why are the design and permit percentages blank?

Because a designer's fee, a building department's fee schedule and a builder's margin are three unrelated markets, and a default in any of those boxes would be a number we made up. Permit fees in particular are set by ordinance and often scale off declared valuation, so they are knowable exactly — by asking your building department, not by reading an average. Enter what you were quoted and the percentages are applied to your own construction subtotal, on their own visible lines.

About what an addition costs beyond its own four walls

An addition is the one residential project where a rate per square foot is a defensible unit — the work is a whole small building, produced in one sequence, and the trades price it that way. What that rate hides is that the building is not made of one thing. Dig and pour, and you are buying the footprint. Frame, sheathe, glaze and clad, and you are buying the perimeter multiplied by the wall height. Insulate, board, floor and trim, and only then are you buying the floor area. Because a single rate averages across all three, it misprices in a predictable direction: it overcharges a tall narrow two-story addition and undercharges a wide shallow one, and the further your geometry sits from whatever shape the rate was averaged over, the further out it lands.

The costs people leave out of an addition budget are almost never in the new box. They are at the seam. The roof has to die into an existing roof, which is a valley or a step-flashed junction and the most failure-prone detail in the whole project — and it starts with knowing the slope you are meeting, which the roof pitch calculator gives you from a rise and a run measured off a rafter. The existing exterior wall gets opened and headed. Siding that has weathered for a decade will not match a new run, so an elevation is re-clad rather than patched, and the same problem visits the windows either side of it. The furnace and the panel are load calculations rather than assumptions. And the two floors have to meet flat at the threshold, which two structures built forty years apart do not do on their own. Those seven lines are the difference between a project that comes in and one that does not, and none of them appears in a per-square-foot figure.
